Sustainable architecture for modern living.
Sustainability at “oder” is more than just a seal of quality—it is both a philosophy and a promise. The project combines modern architecture with a conscious use of resources, creating a home that inspires today and endures tomorrow. From energy-efficient construction to smart solutions for everyday life: here, spaces are created that take responsibility—for people, the city, and the environment.
Sustainability begins in the details.
The residential and studio building is being realized as a particularly energy-efficient and sustainable new construction project, with a fossil-free energy supply for low heating costs in the long term and an excellent carbon footprint.
- Funding standard: Climate-Friendly Residential Building with QNG Plus (KFWG-Q) under the Federal Funding Program for Efficient Buildings (BEG)
- 60% lower calculated primary energy demand (compared to the GEG reference building)
- Quality Seal for Sustainable Buildings (QNG Plus)
- Quality Seal for Sustainable Residential Construction (NaWoh) targeted
- BREEAM pre-certification by TÜV Süd with an “Excellent” rating
- DGNB certification is being pursued, aiming to make this one of the first residential buildings in Germany to receive this certification
- Mobility concept pre-certified to the Good Mobility Standard at the Gold level
- Heat pump technology, photovoltaics, green retention roofs, green facades, and a rainwater management concept with retention and infiltration on the property
- Modular construction using prefabricated walls and prefabricated bathrooms, as well as low-emission building materials
QNG-PLUS is the goal
The project aims to achieve the QNG+ Sustainable Building Quality Seal from the Federal Ministry of Housing, Urban Development, and Construction. QNG-Plus certification stands for above-average standards in construction and operation. For the immediate users, comfort and functionality are key factors; for society, the focus is on resource use and the reduction of negative environmental impacts.
