Is parking for cars available?
The underground parking garage has a total of 20 parking spaces with electric charging capabilities, including one Smart parking space. Each parking space can be rented for €165 per month. In addition, there are two motorcycle parking spaces, each of which can be rented for €50 per month.
Is parking for bicycles available?
The property features a separate underground bicycle garage with a heated ramp and a self-service repair station equipped with various tools. A total of 220 Multiparker parking spaces are available there, each permanently assigned to a specific apartment. Depending on the size of the apartment, residents must rent one to three Multiparker parking spaces for €5 per month each. In addition, there are 10 individual electric parking spaces for e-bikes, each of which can be rented for €10 per month. Furthermore, the bicycle garage offers 13 electric parking spaces for cargo bikes, each of which can be rented separately for €20 per month.
Are there tenant basements?
Not all apartments have a tenant basement. The available tenant basements are permanently assigned to specific apartments. In addition, 26 storage units can be rented for a fee.
Is there a minimum rental period?
The minimum lease term is 12 months. After that, the lease may be terminated with 3 months' notice.
Does the rent change during the duration of the contract?
Yes, the lease agreement includes an index-linked rent. The rent amount is determined by the cost-of-living index for all private households in Germany, as calculated by the Federal Statistical Office.
How much is the deposit and are there any one-time costs?
The deposit to be paid in three net rents (the net „cold“ rent plus utilities can be found in the rental agreement). There are no processing or agency fees.
Who is the provider for Internet, phone and TV?
Fiber-optic cable is being installed in the building. You are free to choose your service provider.
Are pets allowed?
The keeping of pets has to be checked case by case and requires the approval by the landlord an a side letter to the lease contract.
Are there any smart home options?
It is possible to set up a smart home system in your own apartment. The switch systems from Jung are designed for this purpose.
What is an NFC access system, and can I retrofit one for my apartment?
An NFC access system allows access to buildings or specific areas using an NFC-enabled transponder, card, or smartphone. By briefly holding the device up to the reader, access authorization is verified, and the door is automatically unlocked if authorization is granted. The building will have an NFC access system for common areas. If you’d like to use the NFC access system for your apartment door as well, you can retrofit it yourself for a fee.
